As a kid, especially in Kindergarten, Stop, Drop, and Roll was a big deal. In fact---adults of today are still perplexed on how we have gotten through our lives without ever having to act this procedure out. Stop, Drop and Roll is a method to use if your clothing catches fire. You should always stay away from fire.   • If you can hear it---seek shelter. This is most likely a given. But should you see lightning or hear thunder outside look immediately for shelter. Safe places include in a home, large building, or inside of a hard-topped vehicle.
  • Do not go under trees for shelter. Believe it or not; there is not a single place outside that is safe, contrary to what you may have heard. Ensuring you are inside is your best bet for safety.

  • If a person gets struck, immediately call 9-1-1. Get medical help right away.
  • Do NOT lie on the ground. Lightning causes electric currents along the top of the ground that can be deadly over 100 feet away. There is no safe place outside, so take immediate action to get to a safer location. Avoid anything that will increase your risk of being struck by lightning such as being near or under tall trees or under pavilions.

  • Turn off all electronics. Stay off corded phones, computers and other things that put you in direct contact with electric currents.
  • Do not wash your hands, do dishes, laundry, or take a shower or bath during lightning storm. Lightning can travel through plumbing. It is best to avoid all water during a storm.
  • Do NOT lie down on or lean against any concrete floors or walls.

Will New Philadelphia Have a White Christmas?

There is nothing more magical than to look out your window on Christmas morning and see a full blanket of white, glittering snow. This is not just for the kids, folks. Americans preferring a ‘White Christmas’ has been drilled into our heads since the beginning of time.

There is an actual definition for a ‘White Christmas’ and the chances of it hitting New Philadelphia this year are not in the cards. The definition from the American Meteorological Society states the main requirement is that at least an inch of snow must be on the ground at some point on December 25th.

In Ohio, the Southern half of the state has the lowest chance of a ‘White Christmas’. Northeast Ohio has the largest historical chance, and it usually hits right where you would think: the snow belt of Ashtabula and Geauga counties.

Cleveland 19 News reported: before 2017, when we received .6 inches of snow on Dec. 25, the last time it had snowed on Christmas Day was in 2003 when 2.3 inches of celestial, white wonder fell from the sky.

Keeping Dust Down in New Philadelphia Homes

Rental Property and Fire Damage: Who Pays for What?

As a prior insurance agent. I could not stress to my renters enough. YOU 100% NEED TO CARRY RENTER’S INSURANCE.  I know. I get it. You think you do not need to worry about it. But I will tell you why you do.

Here is how to look at it in laymen’s terms. Your landlord owns the structure. And you own your belongings. It is as simple as that. If a fire should occur---your landlord’s homeowner’s policy will cover the physical damage to the structure. And your renter’s policy will cover your personal, loose stuff in the home or apartment. I will repeat. Never, ever will your landlord’s policy pick up the damage to your TV, your clothes, or your appliances that YOU bought.

The first part of a renter’s policy is liability. This helps protect you legally if damage is done to the structure that is considered your fault. It would also cover if you are found legally responsible for injuries to other people or damage to their property.

The next part of the policy could include personal property coverage. This helps pay to replace stolen items too. This coverage typically protects items stolen after a break-in at your rental property, or even items stolen outside of your rental. For example, if your personal property (such as a gaming system) is stolen from your car, the personal property coverage in your renter’s policy may help pay to replace it. Once again. This is not something that will be covered on your landlord’s building policy. Just be aware. Any property loss is usually subject to your property deductible. Look to your policy to be aware of how much your property deductible is, so you can be financially prepared in the case of a loss.

A renter’s policy can also include additional living expenses. If you are unable to live in the home you are renting after a covered loss, covered costs may include hotel bills or additional food expenditures that are above the amount you would typically spend. Talk with your agent to make sure your renter’s policy covers these important additional living expenses.

Now if you are a landlord. You will want a landlord policy. I had a huge revelation about 7 years ago. I started selling insurance, and throughout that time of being an agent. I realized many coverages a homeowner or a business owner would need--- are not even on your policy to begin with. SHOCKER! Right?! These coverages are called endorsements, or riders, or add-ons. No matter the name---there are dozens you can add and if you ask me, you probably should.

One of those important coverages is water back-up. The number one reason to research this coverage is because MOST policies do not include this coverage at all! A standard water or sewer backup coverage endorsement reimburses you for water damage to the structure of your home or personal property if it is discharged or overflows from the following: a sewer or drain, a sump, sump pump, or related equipment, even if the overflow or discharge occurred because of mechanical issues.

And let me let you in on another little-known secret. Even if your insurance carrier does include water back-up---it is usually only a $5,000 limit. Guess what the average water loss is? According to Forbes magazine…it falls into the $10,000's. Time to call your agent, eh?
